Do You Need Building Permission to Hoist Furniture?
Do You Need Building Permission to Hoist Furniture?
Last updated: October 2026
It depends on the building. Most of the time, no permission is needed.
The main exception is a condo association. If your unit is part of one, the association may want to approve the hoist before it happens. So before you book, it's worth one quick question to whoever runs the building.
When you usually don't need it
Single-family homes. If you own the house, the window is yours. There's nobody else to ask.
Most two-flats and three-flats. Many of these are owned by one person, often the person living in one of the units. If that's you, you're already the one giving permission.
Most rentals. Hoists into rental units usually go ahead without any formal approval. A heads-up to your landlord is still a good idea, since it's their window and their building, and nobody likes finding out about a sofa going through the front window after the fact.
When you might need it
Condo associations. An association manages the shared parts of a building, like the exterior walls, the balconies, and the ground below. A hoist uses all three. Some associations have rules about that, and some want to approve it first. Ask before move day, not on it.
Buildings with management companies. If a management company runs the building, it may have its own rules. A quick call or email settles it.
What about city permits?
A hoist doesn't usually need a permit, but it depends on where the job is. If one is required, the customer arranges it. We don't handle permits. What we do is give the building or management company whatever they ask from us.
What a building might ask for
If the association or management company does want to sign off, a certificate of insurance is the usual request. We send COIs for free, usually the same day your building sends its requirements. If the building or the management company needs to be named as additional insured, we can do that too. Read when will I receive the COI.
How to check
Ask the right person. Your condo association board, your property manager, or your landlord.
Ask early. Associations sometimes meet on a schedule, and approval can take time.
Get the answer in writing. An email is plenty.
Tell us what they said. If they need anything from us, we'll send it.
Before anyone asks
We always check whether the piece comes apart first. Sometimes taking the legs off or splitting a sectional is enough to clear the stairs, and then there's no hoist and nothing to approve. Assembly and disassembly are always included in our hourly rate.

Getting an estimate
Every hoist is different, so we estimate after we know the item, the height, and the access. Send photos of the piece, the window or balcony, and the ground below it, along with measurements and the floor.
Building permission is covered on our hoisting and crane service page, one of our moving services.
Call (773) 275-4100 or email info@wcmoving.com, and tell us what kind of building it is.
