Edgewater Movers: How Lake-Adjacent Moves Actually Work
Edgewater is one of those Chicago neighborhoods where the housing tells the whole story. Along Sheridan Road and Marine Drive, you have a wall of vintage and mid-century high-rises with lakefront views. A few blocks west, the story changes to courtyard buildings, three-flats, and greystones. Andersonville shades in from the west and Uptown from the south. Every one of these building types moves differently, and knowing which kind of Edgewater home you're in changes almost everything about a moving day.
If you're moving to or from Edgewater, here's what a real move actually looks like on the ground.
The Sheridan Road high-rises
The lakefront strip is dominated by high-rises, some from the 1920s (the vintage co-ops with lobby chandeliers and hand-operated elevators, in a few cases), some from the mid-century construction boom, and some newer. Every one of them has a management office, and every management office has rules.
Freight elevator windows. You reserve a specific slot with the building's management, usually 2-4 hours. The move happens inside that window. Miss it, and you're either paying overtime or waiting for the next available slot. Reserve as soon as your move date is confirmed.
Certificate of Insurance (COI). Nearly universal in Edgewater high-rises. The building sends specific requirements (liability limits, "additional insured" naming) to the mover, and the crew can't work the building without a COI on file. We handle this same-day and always free; ask your mover about their process before you book.
Loading dock or service entrance. The truck almost always goes to a dock or service entrance, not the front lobby. Sometimes on a different street. Confirm where the mover should arrive.
Off-hours moves. Many Edgewater high-rises restrict moves to specific hours (typically weekdays 9-5, or specific weekend windows). If your move needs to happen outside those hours, verify the building allows it.
Vintage building quirks. The pre-war buildings especially can have specific character: manually operated elevators, doormen who need to be told about the move, older HVAC systems, or specific rules about what can be moved through the lobby vs. the service entrance.
None of this is a problem when the crew has done Edgewater buildings before. It IS a problem when they haven't.
The vintage courtyard buildings
West of Sheridan, especially in the Kenmore-Winthrop area and toward Andersonville, courtyard buildings dominate. These are the classic Chicago apartment buildings with a shared central courtyard, front entrances off the courtyard, and often gorgeous architectural details.
Front-entrance access. Most courtyard buildings have a single set of front doors, sometimes with a security gate, and every move funnels through them. The crew's path from the truck to the apartment door can be longer than in a modern building.
Interior stairwells. Vintage staircases with turns. Furniture that fits the room may not fit the turn. Sectionals, box springs, and larger case pieces are the frequent challenges; the crew's disassembly toolkit handles most of it, but knowing before the day helps.
Alley access. Some courtyard buildings have back porches with alley access, useful for large or awkward pieces that don't want to travel through the front. Ask about this at the walkthrough.
Parking. Residential streets in the Kenmore-Winthrop corridor can be tight, especially near Loyola. Verify whether the block accommodates a moving truck, and whether posted parking permits are needed.
The three-flats and greystones
Farther west and south, Edgewater's residential density drops into three-flats and older single-family or two-flat homes. The same vintage Chicago considerations apply here as anywhere in the city's older housing stock:
- Interior doorways often narrower than modern furniture assumes
- Staircases with landings and 180-degree turns between floors
- Original woodwork worth protecting
For garden units (basement apartments), truck access is via the outside stair or, sometimes, through a shared front hall. Coordinate with the crew.
Parking realities
Edgewater's parking varies dramatically by block.
Sheridan Road and Marine Drive. Loading zones or building loading docks handle most moves; street parking is limited and heavily regulated.
Winthrop, Kenmore, Broadway. Residential permit parking on many blocks. Verify whether posted "No Parking, Moving Van" signs are needed for the truck. Our team walks through this at the estimate.
Interior residential streets (Wayne, Bosworth, Newgard, etc.). Usually straightforward on weekdays; weekends and evenings compete with residents for spots. Book morning slots when possible for the cleanest parking.
Near Loyola University. Student neighborhoods have their own rhythm. September and June are especially busy, and truck parking can be genuinely limited.
Alley pickups
For older buildings with back stairs or porches, alley access can be the smarter move for large pieces. Furniture that would struggle with front stairs and turns often clears back porches and alley access without a problem. Ask your crew whether they'd rather work the front or the back; experienced crews often have a preference based on your specific building.
The Andersonville question
Andersonville shades into Edgewater to the west, and many moves involve one, the other, or both. The neighborhoods have different feels (Andersonville is more commercial and walkable along Clark Street; Edgewater is more residential), but the moving considerations overlap: vintage housing, courtyard buildings, similar parking patterns.

Timing
Peak moving season. May through September, with the biggest cluster around October 1 (Chicago's largest lease-turnover day). Book at least 4-6 weeks ahead during peak; 6-8 weeks around October 1.
Weekday vs. weekend. Same pricing, but weekends fill first. If your date is flexible, a Tuesday or Wednesday move often gets better crew and time slot options.
Winter moves. Fully possible, and quieter on the schedule. Winter in Edgewater has its own considerations (lake-effect snow, gusty conditions near Sheridan), but experienced crews handle it.
